Where can I find the majority of information for The Meadow of Wildwood?

Click on the Policy Manual on the Documents page.  This document covers a majority of  rules and regulations for owners.  The manual contains far more detail  on many of the topics below. 

Who is the property manager for the Meadow of Wildwood?

Premier Property Management is our professional property management firm.  See the bottom of the page for their contact information.

Where do I mail my monthly association fee?

Contact the property managing company for coupons.  We also have a form, below, for you to sign up for an automated ACH payment as a convenient alternative. 

How many vehicles can a homeowner have on property?

Homeowners are limited to two vehicles on property.  For owners with a  garage, the second vehicle must be parked in their garage. 


Please continue to ask  visitors to use the Visitor Parking areas marked in the Meadow. A  visitor for more than a few days cannot continue to occupy a visitor  spot, and will need to park on the public road on Woodside Drive for an  extended stay as we still need to limit Units to 2 vehicles on property.    This helps to make adequate parking available to all owners as the  primary reason for the parking areas. Please display your Meadow parking  sticker on each vehicle to help distinguish your vehicle from a  visitor's vehicle. It will also help us contact you directly if we need  your vehicle moved in the event of an emergency. 

Where do I get a parking sticker for my vehicle?

Contact the property managing company for a parking sticker.  This helps identify which vehicles belong to  owners and helps us to contact the owner in the event a vehicle needs to  be moved for an emergency. 

Where can visitors park?

Visitor parking is marked at each end of the community near buildings 1 and 5 as well as along the curve between buildings 3 and 4.  Spaces in front of the buildings are for resident parking only. 

What items are allowed on decks and patios?

Only outdoor furniture and potted plants are allowed on decks and patios. 

What recreational facilities are available?

The Meadow of Wildwood owners have use of the main pool directly across  from the Wildwood Manor House, the three tennis courts near the main  pool, and the small gym behind the Manor House.  These facilities are  shared with other communities in Wildwood.  

When is trash day?

Monday morning the trash is normally picked up between 6am and  7am.  Please set out trash no earlier than Sunday at 6pm.  Please have  your trash can stored by 6pm Monday.   

Please leave trash cans out after 6pm Sunday evenings and bags on Monday  mornings. In the summer, animals more frequently can smell an easy  meal, and this will help minimize the chance of animal intrusions.  

Are pets allowed?

Residents may have 2 dogs or cats, following the City of Fairfield regulations.  The Meadow limits each pet to a weight of 30lbs.  Many of our residents are actually small and furry. Please keep the following items in mind to help you and your  pet be respectful neighbors.

As you walk your pets, please remember to try to maintain a  respectful distance from windows in lower levels. During summer, windows  and blinds are often open, and this is the neighborly thing to do to  help maintain privacy. As you take your pets for a bathroom break,  please guide them to areas other than the lawn directly in front of  units where owners and visitors are walking to and from cars. We have a  large property, and better areas include the green space behind garages,  between buildings, or a respectful distance behind buildings. We  understand pets won't always go where we ask or wait for suggestions. We  only ask that you make your pet's first stop these areas to improve the  chances that this happens further from entrances and immediate parking.

As always, please pick up after your pets.

What signs are permitted for units for sale?

For Sale signs are only allowed on weekends.  They may be placed at the  top of the hill near the mailboxes and at the entrance for an open  house.  They must be removed promptly by the end of the weekend.  

Is fishing allowed at the pond?

No, the pond is for the enjoyment of residents, but fishing is not  allowed.  The fish are stocked to help promote a balance in the pond's  ecosystem which is vital to keeping it clean of algea. 

What happens to the pond fountain during the winter?

Pond Fountain Storage for the Winter

At the advice of our pond maintenance service contractor, we remove, inspect and store the pond fountain for the winter.  This  prevents the risk of having the fountain motor freezing over the  winter.  This steps helps to avoid the potential replacement costs if  the fountain fails during an icy winter.  Landscaping  lights  have been installed near the pond to still provide some ambient  lighting around the pond while the fountain lights are removed with the  fountain.  The  fountain will be returned to the pond at the earliest possible time  before Spring as winter fades and the pond is not longer at risk of  icing.

What do I do about a noise complaint?

Please be conscious of noise as you enjoy  the outdoors. This includes loud TVs or music, car stereos, etc. in the  summer this can be more prevalent due to open windows.   You may  contact the Fairfield police for excessive or intrusive noise, as this  is not an area where the Board would have authority.  The police may or  may not not be able to help you, but it will depend on the circumstance  regarding whether they would come out for an excessive noise warning at  their discretion.

This is a community of neighbors in close quarters.  You will hear  noises in a condo community.  Use common sense, and be respectful of  your neighbors.  Ultimately, the Board is not the judge of what is  "noisy" nor is it their role to be involved at all regarding noise, so  if you have an issue with your neighbor, you will need to say something  to that person and try to work it out independently.  

How do I get a recycle bin?

Rumpke only accepts recycling from bins provided by Rumpke

If your prior homeowner did not pass along their large green or small  red recycling bin from Rumpke, these may be purchased from Rumpke for a  small fee. Replacement bins can be delivered to your curb by contacting  Rumpke.


Acceptable Items for Recycling
Rumpke  Recycling offers residential customers a convenient, comprehensive  recycling program to enhance the recycling effort and reduce the amount  of material sent to the landfill.

While the full list of acceptable materials may vary slightly in some locations, residents can typically recycle the following:

  • Glass Bottles & Jars (all colors)
  • Metal Cans: Aluminum cans, steel cans and lids, empty aerosol cans with the lids and tips removed
  • Plastic Bottles (empty, crush, reattach lid): Bottles and jugs that  have a small mouth and wider base, such as milk jugs, soda bottles,  laundry detergent bottles, water bottles, shampoo bottles and contact  solution bottles
  • Paper: newspaper, magazines, cardboard, mixed office paper and  envelopes, paperboard (cereal boxes), pizza boxes free of food debris  and grease, telephone books and catalogs
  • Cartons: food and beverage cartons, such as milk, juice, soup, wine, broth and other cartons.

Recycling Tips

  • Mix all items together - no separation required
  • Empty all bottles, jugs and cans
  • No need to remove labels
  • For plastic bottles, empty, crush and reattach lids
  • For cartons, remove plastic caps and straws
  • NEVER place medical sharps or needles in the recycling
  • DON'T use plastic bags

Can I have a grill on my patio?

Note: The 2005 Ohio Fire Code and City of Fairfield Ordinance prohibits the use of grills in a multi-dwelling community such as the Meadow.  Grills must be operated at least 10 feet from such buildings. They  should not be left on common grounds unattended, and should be removed  from common property after use.  The Fairfield Fire Department has been  in the community, and if you see a violation, you report this directly  to the Fairfield Fire Department. 

Where did my trash can go?

All cans left in front of the buildings after Monday night are moved behind garage #39. 

What type of insurance am I responsible for as a condo owner?

Always consult your insurance agent/professional for insurance advice.   The following information is intended to be a basic overview of  insurance as it pertains to the Meadow of Wildwood. 

 

Short Answer:  You need an HO6 policy to insure your Unit.

Condo owners should have a homeowner's insurance policy for  condominiums, which is called an HO6 policy. Condo owners are  responsible for everything within the Unit to include drywall, walls,  ceilings and floors and all that lies within that space. Owning interior  walls is the key difference between a condo policy (HO6) and a typical  renter's policy (HO3). As owners, you need an HO6 policy to cover your  Unit, contents and liability within your Unit.

For more detail on definition of the Unit, see the Meadow  Declaration, Section III-B.  Please note that it includes the air  conditioning system for your Unit, located outside of the Unit  boundaries.  In fact, all fixtures and appliances installed for the  exclusive use of the Unit are included in the definition.

What if I have damage to my Unit caused by an outside force, such as a tree falling or a roof leak?

 Always consult your insurance agent/professional for insurance advice.   The following information is intended to be a basic overview of  insurance as it pertains to the Meadow of Wildwood.  

 

Short Answer: You are liable for repairs within your Unit under your  HO6 policy.  Report this as soon as possible to your insurance carrier,  and take steps to limit further damage.

In a quote from CNN/Money, Allstate agent Mary Alice Horstman  explains, "If the roof of your condo gets damaged, for example, and  water leaks into the unit, the master policy would cover the roof repair  but not individual unit repairs to things like the ceiling, walls,  carpets or furniture."

In another example, perhaps a unit is damaged by a broken pipe or  burst water heater from another unit.  Damage from a broken pipe or  broken appliance in a neighbor's Unit has not been regarded as acts of  negligence in case law.  Anytime you have damage in your Unit, the Unit  with damage submits a claim under its own insurance policy.  Another  example would be water damage to your ceilings/walls from an outside  source such as backed-up gutters from ice/snow.  Your insurance will  need to cover damage to your Unit, and the Association will investigate  and take needed steps for any outside damage.

How will the Board act to repair damage or problems in common areas?

Short Answer: If you suspect a problem caused by a common area,  please report this to the Property Management company immediately.  They  will evaluate the situation, and notify the Board as needed. 

Most important is that a problem first be reported regarding common  areas so that it can be evaluated.  If needed, the Association has  easement rights to enter your Unit to assess and fix common areas.  If  the Association exercises the easement rights, such as tearing down  drywall to obtain access to common areas, the damage caused by the  Association during access will be restored to the condition when the  Association entered the Unit.

The Board has an opinion from legal counsel regarding Unit damage  caused by a leak in a common area.  Upon notification of this damage,  the Board can authorize a repair to the common area outside the Unit,  but the Unit owner is responsible for damage within the definition of  their Unit.  However, the Association will repair any additional damage  caused by invoking easement rights to the Unit.  Again, the Meadow  Declaration outlines the definition of your Unit in Section III-B.

What is covered by the Association Master Policy for the building structure and common areas?

The Meadow has a Master Policy which has the broadest property  coverage available on an "All-Risk" basis which covers replacement cost  of rebuilding with no depreciation. It excludes unlikely or uninsurable events such as war, nuclear explosion, flood, contamination, settling or cracking, and wear and tear.

In the event of a catastrophic loss of one or more buildings due to  events such as fire or explosion, our Association master insurance  policy would cover replacement of each building back to a standard  move-in condition. This would include current replacement cost of "all  of the initial improvements on each Unit, but not subsequent  improvements or Unit Owners' personal property, furniture or fixtures".

You will want to verify with your insurance carrier that your own  condo HO-6 policy includes any "betterments or improvements" you have  made. The association's master policy only brings your condo back to the  original builder grade items at the time your Unit was built, so you'll  want to work with your insurance agent to verify you have insurance to  cover any upgrades to include upgraded flooring, counter tops, cabinets,  HVAC systems and appliances as examples.

 The Meadow has a Master Policy with a $10,000 deductible before  it will trigger any coverage.  No claims will be made to that policy at  or below that limit. 

What are some Spring reminders?

Our landscaper normally begins Spring  cleanup in April. The final step of mulching is normally completed in  May after the blossoms have fallen from the trees.  Planting flowers in a  mulched area around your home is encouraged as long as they are  appropriate, healthy and maintained by the Unit owner.

As you prepare your patios and decks for Spring, remember that items  permitted in the area only include outdoor furniture and plating  containers. Items on your deck must be maintained so that nothing drips  or falls on your neighbor's area below.  Trash is not to be kept on your  deck.

Animals in the woods are more active in Spring looking for an easy  meal. Be sure not to leave trash bins out before 6pm on Sunday, and  always properly store trash bins by 6:00pm Monday. If you have trash  bags, those can be set out Monday morning, but not the night before (due  to animal intrusions).  Property values are affected by the look of our  community, and this is something that benefits everyone.

Help us to control expenses!

The water for all units is an expense component that is paid for by the  community. If you are experiencing a leak, please fix it as soon as  possible. This will help to control the water expense and avoid possible  water damage to your home and others should the problem become larger.
